Instrumentation plays a key role when it comes to what kind of message and sound your song or production wants to convey. So why is their sound so intimate? That's because they keep it small and only have light guitars that play in their higher register.
How they play their instruments also plays a big role. Because it is softly picked and strummed, it automatically evokes a more intimate sound.
When it comes to the lyrics, you really have a lot of things to play with. Flora Cash addresses us directly in their lyrics. This activates us more as a listener than when you sing about something in general sense. They also play it smart with the built in repetition/call and response in their verses. This creates instant memorability.
What about song structure? The song You're Somebody Else is built on a relatively standard repeating chord progression. This is dangerous, because it can become boring. That's why they play around with the length of their 2nd verse and pre chorus. They make them shorter. And changes the lyrics of the pre chorus.
